REDONDO BEACH

ABOUT REDONDO BEACH

Redondo Beach sweeps through the South Bay with its most northern border running alongside Manhattan Beach and its southern region framed by beautiful southern California beaches and the Palos Verdes Peninsula. Locals enjoy a range of activities from surfing, beach volleyball, working out at the Avenue C stairs, paddle boarding from the harbor to the Peninsula cove, and participating in community events at Veterans Park, the community center, and senior center. For relaxing evenings, families like to dine at the restaurants in the Riviera while couples seeking an intimate evening out dine at specialty restaurants.

THE AVENUES + ALTA VISTA

The Lower Avenues are in south Redondo Beach, located south of Knob Hill, west of Pacific Coast Hwy and north of Avenue I. The Upper Avenues are streets located south of Knob Hill, east, and north of Pacific Coast Hwy.

The Avenues represent a highly desirable neighborhood in south Redondo Beach. Historic homes, beach bungalows, and new construction are some of the treasures found along the Avenues.  Homeowners enjoy wide streets and sidewalks, plenty of parking, large lots and yards.

The Avenues are just a short walk or bike ride to the Pacific Ocean. Head north on the Esplanade to watch sunsets on the pier or enjoy a warm afternoon at Veteran’s Park. Travel south to the Riviera Village where you will find locals fine dining and boutique shopping. Whether you are ready for an active or relaxing day, you can enjoy a variety of day spas, yoga studios, and fitness centers. There is also quick access to complete the tasks of everyday life – places like Trader Joes, the Hollywood Riviera Car Wash, and Osborne’s Automotive are all close by.

“We have lived on the Avenues for over 35 years and have raised six children. What a joy it’s been to watch them learn to ride bikes on the sidewalks, play on the beach, and thrive at our excellent Redondo Beach schools. As a family, we bike to the pier, stroll into the Village, and take sunset walks along the Esplanade.”

Another coveted area in Redondo Beach is the Alta Vista Area, which is north of Knob Hill, east of Pacific Coast Hwy, west of Prospect and south of Torrance Blvd. Residents are a moderate walk or bike ride to the beach with up to 1-mile distance to the sand. Tree-lined streets accent this neighborhood creating a unique feel in a beach city. Families enjoy a short walk to Alta Vista Park or community center for tennis, racquetball, soccer, or baseball.

UPPER, SOUTH REDONDO

There are two distinct neighborhoods west of Pacific Coast Hwy and east of Pacific Coast Hwy. The area south of Herondo, west of Pacific Coast Hwy and north of Knob Hill includes properties stretching along the water and Catalina. You will find large condominiums and apartment buildings obscuring the views along with residential beach access. Units on the Esplanade enjoy spectacular, unobstructed views of the ocean. This dense apartment and condominium neighborhood has a less beachy vibe and a more urban feel. Even though properties are close to the beach, values decrease in this area in comparison to the Lower Avenues.

The other neighborhood is located south of 190th, east of Pacific Coast Hwy, west of the city of Torrance, and north of Torrance Blvd. This area has narrow streets and a dense population of town homes with multiple units on a lot. This allows homeowners the opportunity to live in Redondo, be close to the beach, have a larger home and find lower purchase prices. Residents enjoy a short drive to the ocean. Many young families love the easy access to the elementary, middle, and high schools that allows children to walk to school. Commuters appreciate the closer access to freeways.

South Redondo

NORTH REDONDO BEACH

This area is north of 190th street and expands to the borders of Hermosa Beach, Manhattan Beach, Torrance, and Lawndale. Densely populated by what we call, “tall and skinnies,” these homes are usually 2-3 stories, with a master bedroom and living space on the second story and 2-3 bedrooms on the entry level. To maximize living space, most homes have a small backyard patio. Townhomes, with 2-3 on a lot, are also common. Street parking is limited and there are generally no sidewalks. Buyers are attracted to the Golden Hills section of north Redondo where they may find a single family home or single story home with a yard. Golden Hills is the most desirable area of North Redondo and buyers can expect to pay more in this area of North Redondo Beach.
